Contractors are quite often investors as well. I remember a project we did in San Anselmo years ago. The buyer was a young investor. He started the ball rolling on the home he would live in and noticed a vacant lot two doors away. He purchased the lot and built a home from the ground up and finished it before his lender could close on his new home purchase to live in.

Many lenders will tell you it takes from 45-90 days to close a 203k loan... that is only true if they don't have a team set up and try to micromanage everyone else on the "team". 

We had a lender close her first 203k in 21 days. She was amazing , she concentrated on the 203b portion of the paperwork and loan and allowed the team to function. She was then confused as to why it take some lenders 45-90 days to close. 

We had another lender doing her first 203k loan with a construction budget just over $100,000. When I asked her how long it took her to close a 203b, she replied "28 days". I told her to race me to the finish line. She closed her first on in 28 day. 

Wow, I just realized that women actually follow instructions sometimes better than men.
